Pricing Your St. Louis County Home Effectively
within the St. Louis Real Estate Market
This is one of the most difficult areas of the real estate industry, and has been more challenging over the past few years. Even though the St. Louis Real Estate market has gone through some trying times, I am happy to say we are now moving in a positive direction.
The ability to price a property competitively but yet still aggressively enough to get you, the seller, the best and highest sale price, is my goal. One key and necessary ingredient is to have a strong knowledge of the St. Louis County area and market conditions, and also the ability to understand and react to changes in the market. I have always been a strong believer in pricing correctly, which I feel allows us to sell your home quicker and at a higher sales price.
The first step is for me to find the comparable properties that have sold in the St. Louis County area, and more specifically, within your municipality and neighborhood. I also look at the homes that are currently on the market, and in turn, are direct competition to your home. The areas I specialize in, but not limited to include:
- Brentwood, Chesterfield, Clayton, Creve Coeur, Des Peres, Frontenac, Glendale, Kirkwood, Ladue, Town and Country, University City, Warson Woods, Webster Groves, and Wildwood.
The second, and most difficult challenge, is knowing how to use those sales and competitive properties to achieve your true market value. I have always said, real estate is not a science. There is number analysis, but also a great deal of market knowledge is necessary to put the whole package together.
When presenting the list price to you, I will also provide you with a price range and detailed information as to why and how I came up with the price that I did. As the seller, you have the opportunity to see an in-depth look at how I determined your property’s value.
When it comes to pricing a home, it really does come down to this: People hire me for my expert opinion, which is based on my real estate knowledge, background, and vast amount of experience.
